Why Winter Creates the Confusion

Here's the physics: cold water entering your tank chills the steel shell well below the basement's dew point, and warm, humid basement air condenses on it — exactly like a cold glass sweating on a summer day. The moisture runs down and pools at the base, looking for all the world like a tank leak. In Medford basements, this peaks December through March.

The Dry-Down Test

Wipe the tank and floor completely dry, then check back in two hours without running hot water. Condensation reforms slowly and evenly across the tank's surface; a leak reappears at a specific point — a fitting, valve, or seam — and keeps growing. Mark suspect spots with a pencil to track them.

Follow the Water's Path

Condensation coats the whole tank and drips straight down. Leaks have origins: trace upward from the puddle. Water under a top fitting, streaking from the T&P discharge pipe, or seeping from the drain valve tells a very different story than uniform sweating.

Check the Timing

Condensation is worst after the tank refills with cold water and during humid basement conditions — it comes and goes with temperature and humidity. A true leak is persistent: it doesn't care about the weather, and it never improves on its own.

The Tissue Test

Wrap suspect fittings and valves with dry tissue or paper towel and check in an hour. Condensation dampens everything uniformly; a leak soaks the tissue at one specific joint. It's low-tech and surprisingly definitive.

If the tests are inconclusive — or if you find a definite leak point — it's time for professional detection.
